Construction Phase Inspections
Intra-Spec provides construction phase inspection services for both residential
and commercial projects. We can perform progress inspections at various critical phases of construction to insure the construction of your building conforms to code and the contract documents. Often, the fees charged for these services are recouped by the owner after the first inspection.
I am a certified building inspector with over 18 yrs experience in residential and commercial inspections.
While most general contractors are reputable and do not intentionally violate building codes and construction industry standards, mistakes are often made and often a contractor is only as good as the sub-contractors working for him.
Intra-Spec can monitor your residential or commercial construction project from start to finish. I can visit your job site at various phases of construction and report on the project progress to insure that you are getting what you are paying for and to identify problems or defects before you attend a closing and occupy the building.
Recommended Inspections:
Soils/Footing - after reinforcing steel is in place, prior to placement of concrete.
Foundation Wall - after reinforcing steel is in place, prior to placement of concrete
Slabs - after subgrade is prepared, clean fill and vapor barrier is in place, prior to placement of concrete.
Foundation Backfill - after foundation drains and waterproofing are in place, prior to placement of backfill.
Frame/Pre-drywall - after rough plumbing and electric certificates have been obtained prior of installation of insulation or sheetrock.
Brick Veneer - after approximately 6 courses of brick have been installed.
Insulation - after insulation has been installed, prior to the installation of sheetrock.
Final - after final plumbing and electrical certificates have been obtained prior to closing or occupying the home.
